Why I specify quartz countertops for rentals

If you follow along with my stories on Instagram you may notice something - I specify quartz for kitchens 95% of the time. Even in homes that are destined to be a rental. I might even say, especially in homes that are destined to be a rental.

For some, it sounds crazy to be putting a high end countertop into a rental space but I have my reasons.

From a landlord perspective, I want to ensure that everything I put in my rental is good quality and this is because, if something happens to it, I have to deal with it. And let’s be honest - I want my rental to be as maintenance free as I can make it! I also want to get a long lifespan out of my rental in order to maximize my income. So quartz is my preference because it is extremely durable and non-porous. It will stay looking good through many tenants over many years.

Does it cost more up front? Yep. But I also know that if you choose a classic finish that isn’t going to date your rental, you can easily have the countertop looking as good as new for far longer than other lower priced options.

From the tenant perspective, your rental is more appealing. Hearing or reading about higher end finishes gets people excited. And you want there to be excitement over your rental. Personally, ours has been available for rent twice now, and both times, we had multiple applications from extremely qualified tenants. This means you have choice when it comes to choosing a tenant and you maintain consistent occupancy. Yes. Please.

I’m also a firm believer that if you provide your tenants with a crappy space, they are going to treat it like it’s a crappy space. But if you give them a functional and beautiful space, they are going to respect it and be proud of it. Again, better tenants = less headaches for you.

I could do an entire blog post on the things I recommend always doing in a rental, but I’ll save that for another day!
