My Top 3 Tips for Sellers

One of the services I offer is a Pre-Sale Consultation for Edmonton and area homeowners. It’s important to get an unbiased opinion on your home so that you can prep it to be the most appealing to potential buyers. Here are the top 3 things I almost always share with homeowners to do before listing:

It Isn’t Personal

You want buyers to be able to envision themselves in your home. But if they’re are surrounded by photos of you and your family, that’s going to be difficult for them to do. Take down any personal photos and other personal items and pre-pack them for the time being. This also goes for items that you may love but others may find off-putting.

 

All The Storage

On the theme of pre-packing, buyers will look through closets and cupboards and if they are bursting at the seams buyers will immediately think there isn’t enough storage. So take out any clothes that aren’t in season (you won’t be needing them anyway) and pre-pack them. Same goes for your kitchen, bathrooms and other storage areas. Pre-pack items you don’t need everyday (you know like those seasonal serving dishes you use just one per year). And make your storage look as organized and visually appealing as possible!

 

3500K Bulbs

In the majority of homes I visit, the colour of the light bulbs is typically too yellow. It can make a space seem dark and can make colours look off, especially in your overhead lights. I recommend using bulbs that have a light temperature of 3500K. This will brighten and liven up your space, but isn’t too sterile feeling. This will also help make your photos look more accurate. Sometimes the 3500K can be hard to find (and it’s okay to do something close to it) but here’s a set of 4 standard bulbs you can order off amazon (60W and 100W equivalent).
